Property Videos Ride the Google Wave
Google are releasing a real-time communication platform called Google Wave. This will transform the way we work and communicate online in the very near future.
We think the open sorce platform will render social network sites such as Facebook and Twitter to history as it combines elements of email, IM, web chat, video and photograph hosting, wikis, social networking and project management in one friendly in-browser communication tool.
Sharing files, editing documents and viewing videos with fiends or business partners will be simplicity itself.
Google Wave lends itself perfectly to the property market. Apps can be added to existing websites to promote too and communicate more effectively with customers and colleagues alike. You should be using video to promote your property now to stay ahead of the curve. If you are using video already, you will be ready to ride the Google Wave.

Property Videos Eat the Stamp Duty
Now is a very good time to utilise property videos in your marketing mix to maximise returns before the years end and sell properties quick.
Investors looking for properties between £125,000 and £175,000 can save 1% stamp duty, the government’s slice of the action on home purchases if they buy before the end of the year. The UK government makes around £5 billion per year from this 300-year-old property transfer tax.
The Stamp Duty Payable on the purchase price of properties up to £175,000 is currently 0%, over £175,000 to £250,000 1%, over £250,000 to £500,000 3% and £500,001+ it’s 4%
That will change from 31 December when the Stamp Duty threshold drops from £175,000 to £125,000. Investors buying properties in the 2010 will be paying 1% stamp duty on properties from £125,000.
This should be a great stimulus to buy in what is traditionally seen as a cooling time in the housing market.

Google Sells Properties
Google take the market share when it comes to search engine use. 70% of internet users simply ‘Google it’. Recently there have been some major changes within the world of SEO’s, here’s what you need to know.
The Bing user interface is the notable change of Microsoft’s rebranded search engine. Google Caffeine however, at first glance is a lot more subtle because the magic is all in the algorithms they use to search for information.
Why you may be asking, are we writing about Google and search engines optimumization on a Property video weblog?
Well when searching for terms, i.e. London Property Videos, Google loves keywords and keyword phrases but the new Caffeine also shows results with more emphasis on real time information and news, more weight behind social media and web 2.0 and you’ll also notice more video, news and images being incorporated into search results.
Google rewards its customers by giving them what they want, so making your site SEO friendly pays dividends. That’s how we were able to get the #1 position for London Property Video Productions within a week of launching the website. Google co-founder Larry Page defines the ‘perfect search engine’ as something that ‘understands exactly what you mean and gives you back exactly what you want.’
They also have what is known as Page Rank Technology. Pages Google believe to be important pages receive a higher Page Rank and are more likely to appear at the top of the search results.
Google also acquired Youtube in late in 2006 for $1.65bn. If Google invested that many dollars into Youtube don’t you think you should invest in it too?
There are clear benefits of maintaining your website, adding news feeds and investing in video to reap the huge rewards in terms of converting traffic into leads and sales as well as improving your search engine ranking with all those juicy back links.
With 80% of property searches starting online it is imperative to have your website on the first page of Google and then have it rich with social media content rewarding your customers with what they are looking for.

View London Properties from New York
Estate agents and property developers have sold, rented or leased properties to customers in the same traditional method for quite some time. A small photograph in the property section of newspapers and specialist magazines, 2 or 3 photographs on a company website and feature displays in their office windows.
However in the USA, Canada and Asia real estate sellers have embraced the power of video to market property to a global audience. With 80% or buyers starting their search for property online using the internet, it makes a lot of sense.
Property videos can be viewed by potential customers where ever they are in the world, 24/7 365 days a year. Instead of the usual 2 or 3 photographs a slideshow video can incorporate 20 or 30 photos and those with a little larger budget can have their property filmed. A property filmed from the customer’s point of view (POV) allows the buyer from the comfort of their home or office to have a virtual tour of the property and surrounding area.
Titles can incorporate more information about the property, music, voice over and even presenters can add that extra professional touch to engage the buyer and sell them their dream property.
Property videos are the essential first viewing. This saves the estate agent or property developer time and money from wasted viewings.
Property Videos can be embedded onto the estate agents website or uploaded on to popular sites like Youtube and other video hosting websites. The links can also be emailed to clients to view at their leisure.
So if your client is in New York they can view a number of property videos before they fly to London knowing that what they have seen online has given them a more rounded picture of the properties available and are primed to buy their new home in the UK’s capital.
London Property Video Productions Demo
This property video is a film of the same house in South London in the previous blog post which feature our photo slideshow.
When compared with each other the examples show the difference between a film and a photographic slideshow video quite distinctly.
Working with digital film rather than still photographs the image comes alive and the customer can quite literally walk through the property as the camera is the point of view (POV) of the buyer and get a real feel of the place.
A flickering flame from a candle or open fire, running water from a shower or outside water feature or trees gently swaying in the breeze all conjure up a magical image that can not be captured with photographs.
For those with a little more to invest in their property video marketing campaign, a presenter can guide the viewer through the house, providing a commentary on the important features very similar to what we all know and see on television.
Titles can be used to inform the viewer of the number of bedrooms, room sizes or points of note and distiction.
Once your customers have viewed the property video and then booked a ‘in person view’ of the property, you know they are already interested saving you time and money from wasted viewings.

London Property Price Rise
It seems that more landlords in the buy-to-let sector are showing a little more optimism along with the recent property price rise. There is a strong belief that over the next 12 months property prices will continue on their steady rise.
London property prices are expected to increase at the current levels or rise within the next twelve months. The rest of the UK is anticipated to follow suit but at a steadier pace to the capital.
The overall outlook of the property market, although still very delicate, looks set to be very positive and optimistic over the coming year.
Landlords forecast a modest rise of 1% for London property and a fall of 1.5% for UK property outside Greater London.
However Investors are still attracted to London and the capital is the preferred choice for investors mainly because of the historic market and strong dollar.
